This was the second house I bought in Keswick in 1989. Some 2/3rds of my bookings are from past guests, many of whom have been returning regularly for over 10 years. Kingstarn is a spacious, light Victorian Town House in Acorn Street, which is some 5 minutes level walk from the centre of Keswick. From a number of rooms there are pleasant views towards the fells. Kingstarn is equipped to a good standard with quality carpets throughout the house and, again, the property enjoys full gas central heating.


Facilities

Ground Floor:

Kitchen.  Large, modern fully fitted kitchen (new in 2003) with plenty of work space. Equipment includes fridge/freezer, microwave, dishwasher, gas cooker, toaster, coffee percolator, food processor, washing machine/tumble dryer, plus an ample supply of crockery, utensils and cutlery.

Lounge.  A comfortable and warm room at the front of the house. Fixtures include colour television (Teletext) with video and a selection of films, two settees, easy chairs, coffee table, electric fire, radio/cassette/compact disc player.

Dining Room.  This room adjoins the kitchen and is at the rear of the house, with views towards Skiddaw. Furniture includes an oval shaped dining table that seats eight, cupboard, pay telephone, tourist information, selection of books and magazines.

Boot Room. Off the dining room with coat hooks.


First Floor:

WC.  Toilet with wash hand basin.

Bathroom. Large Bathroom with luxury bath. Wash hand basin. Shaving point.

Airing cupboard.

Bedroom 1 - (Sleeps 2) Master Bedroom. An excellent sized room at the front of the house with pleasant views of Castle Head. Double bed, clock radio, bedside tables, bedside lights, wash hand basin, chest of drawers, wardrobe.

Bedroom 2 - (Sleeps 2) A good sized room at the rear of the property. Two single beds, clock radio, pine bedside cabinets, chest of drawers & wardrobe. Wash hand basin,


Second Floor:

WC. Toilet with wash hand basin.

Shower room. Large shower room. Wash hand basin.Shaving point.

Bedroom 3 - (Sleeps 2) Well appointed room at the back of the house with excellent views of the Skiddaw range. Double bed with drawers, clock radio, pine bedside cabinets, chest of drawers, dressing table & wardrobe. Wash hand basin.

Bedroom 4 - (Sleeps 2) Comfortable room at the front of the house with views of Walla Crag. Two single beds, clock radio, bedside cabinets,wash hand basin, chest of drawers, wardrobe.

Bedroom 5 - Nursery. Single room at the front of the house with good views of Castle Head and Walla Crag. Cot, dressing table. Radiator.


Attic Room:  Relaxing area with outstanding views of the surrounding fells (windows are high up). Easy chairs, table.



Parking & Garden:  Street parking. Small gravelled front garden. Rear yard with washing line.

Short breaks. These are available during November, December and January (Christmas and New Year excluded). If, however, there is availability I will willingly consider short breaks at other times provided these are requested no more than three to four weeks prior to the start of the short break. The price structure incorporates:  Gas central heating, gas, electricity, bed linen, cleaning materials, cot, highchair, VAT and there are no charges for pets.  Please bring your own tea towels and bath towels.
